REO Property Valuations
We perform accurate and timely valuation services utilizing our network of skilled and experienced Real Estate Agents and licensed Appraisers. All appraisals are evaluated in house for quality control and to ensure accuracy.
Internal BPO (Broker Price Opinion) - This valuation method is provided by local Licensed Real Estate Agents in our vendor network. The report is extensive in informative data, pictures, and analysis to give you a clear indication of home values for your subject property.
External / Drive by BPO - This valuation service is performed by local Licensed Real Estate Agents in our vendor network who are in a position to not only observe the physical shape of the REO property but to also make intelligent market analysis based on sales data of competing properties in the neighborhood.
Occupancy Inspection Reports – We offer various property inspection services including occupancy verifications and checks, vacant property inspections, property condition and activity report including complete photos as needed.
Vacant Property Registration/ Deregistration
This service allows our clients to have all their vacant REO properties registered with the appropriate municipalities and jurisdictions. On behalf of our clients, we shall register our client’s foreclosed properties adding LGK Properties as the point of contact for all correspondence with the respective authorities. Once registered, we keep a close watch on these properties and look out for any new ordinances, administrative, regulatory, or statutory changes that may put the REO property in danger of violation. We pay all initial registration fees and any recurring fees. We keep and provide a monthly report of al registered properties and once the property has been disposed or is occupied, we de-register the property.
Rental Property Management
We also offer general property management services for single or multiple rental properties. This service is not only for property investors but also for banks and other financial institutions who have come to the determination that holding on to their foreclosed homes is more financially lucrative than disposing the property given local and national market conditions, the REO home condition, and/or financial calculations and outstanding debt reconciliation. Our clients are able to minimize credit losses, maximize cash flows, and return on investment through our rental program.
For these clients, LGK Properties is financially and strategically placed to:
- Prepare the property for rental
- Perform a rental market analysis
- Find and screen suitable tenants
- Collect monthly rents
- Conduct routine inspections and servicing of properties including repairs & other emergency services
- Pay all bills and invoices on behalf of our client
We become the focal point for the tenants in your home thus providing hands free, worry free capability for cash flows on your property. Every quarter, or as requested, we shall provide our clients with a details activity and financial performance report of each of their REO properties. And when the time comes to sell and dispose of the property, LGK Properties will be there for you to help you sell the home fast and at top dollar possible, hence a respectable return on your REO investment (ROI).
Utilities Management
We manage all your utilities for each property that is assigned to us. Utilities are ordered and restored in our name so as to minimize the number of touch points needed for each of your properties. Through relationships with several utility companies and sometimes municipalities across the nation, we are able to coordinate multiple utility services, and manage billing and payments, thus making utility management hassle free and seamless.
